Property Down Payment Calculator

Find the down payment and loan amount for a property purchase.

How it is calculated

A percentage of the property value is set aside as the down payment; the rest becomes your loan.

Formula

Down payment: Property value × down payment %

What is the Property Down Payment Calculator?

The property down payment calculator splits a property's price into the cash you pay from savings and the home loan you need. Enter the property value and the percentage you will pay upfront, and it shows both amounts in rupees.

In India a bank will not fund the full price of a home. The buyer must bring the rest, often called the own contribution or margin. For flats booked under construction, this is often paid in stages linked to the builder's schedule, while for resale homes it is usually paid at or before registration. Knowing the figure early tells a family how long they must save and whether they need help from parents, a provident fund withdrawal or the sale of another asset.

The result is only the down payment on the property value. Stamp duty, registration and other costs are extra.

How to calculate it by hand

1. Find the property value V the lender will consider, usually the agreement value or the bank's valuation, whichever is lower.

2. Choose the down payment share d%, at least the minimum the lender asks for.

3. Down payment = V × d ÷ 100.

4. Home loan needed = V − down payment.

5. Estimate stamp duty, registration and other charges separately and add them to the down payment to get total cash needed.

6. Put the loan amount into a home loan EMI calculator to check the monthly cost.

Loan-to-value limits for housing

Housing loans are governed by loan-to-value ceilings set by the Reserve Bank of India, which vary with the size of the loan: smaller loans may be financed to a higher share of value than larger ones. The down payment percentage is simply 100 minus the loan-to-value percentage. Lenders can ask for more than the regulatory minimum based on your profile and the property. Because the thresholds and ratios are set by the regulator and can change, confirm the current figure with your lender rather than relying on a fixed number.

What counts as property value

Lenders typically exclude stamp duty, registration and some other charges when computing the cost they will finance, so these must come entirely from your own funds. Payments such as car parking, club membership or preferential location charges may or may not be included, depending on the lender. If the bank's valuation is below the agreed price, it lends on the lower figure, and the gap is added to your down payment. A good estimate of the cash needed starts from what the bank will actually recognise.

Trade-offs of a larger down payment

Paying more upfront cuts the loan, the EMI and the total interest in the same proportion, and a lower loan-to-value can sometimes earn a slightly better rate. But money locked into a house cannot be used in an emergency, and home loan interest is often cheaper than other borrowing you might need later. Many families aim for a down payment that meets the lender's minimum comfortably while keeping six months of expenses in reserve, rather than putting in every rupee they have.

Worked example, step by step

Sneha is booking a flat in Bengaluru valued at ₹85,00,000 and wants to pay 25% of it from her savings and a provident fund withdrawal.

Answer: Down payment required ₹21,25,000; Loan amount needed ₹63,75,000

Common mistakes to avoid

Counting stamp duty and registration as part of the financed amount.

Assuming the bank will lend on the builder's price when its valuation is lower.

Using up the emergency fund to raise the down payment.

Forgetting that under-construction projects may demand the own contribution in stages before loan disbursement.

Where it is used

Setting a savings target for buying a home.

Checking a builder's payment plan against available cash.

Comparing down payment levels and their effect on EMI.

Planning family contributions or a provident fund withdrawal for a purchase.

Frequently asked questions

What's the minimum down payment for a home loan?

RBI rules usually require at least 10-25% down payment, depending on the loan amount, since banks are not allowed to lend the full value of the property.
